Location: Kuala Lumpur
Company: An established property development company.

Responsibilities:
  • Plans, manages and coordinates large and/or complex of various type of residential and commercial real estate / property development projects through all phases of planning, design, permitting, construction and to provide leadership for property development and site project management teams.
  • Determine and manage strategies to drive new development opportunities to the market, and participates effectively towards the achievement of strategic and business plan objectives.
  • Initiates, manages and complete real estate development projects in accordance with organisations strategies.
  • Plans, directs and coordinates activities of designated project to make sure that goals or objectives of project are accomplished within prescribed time frame funding parameters.
  • Directs, oversees and monitors multiple projects ensuring completion within assigned budgetary, resource and time constraints. Ensure projects completion on time, budget and acceptable quality.
  • Prepares detailed project strategies and plans for development projects and undertake detailed feasibility and financial analysis of prospective projects, project tracking and evaluation.
  • Responsible to identify lands of planning developments, conducting research and product development, feasibility studies (to ensure feasibility of projects), design & construction of developments.
  • Prepare pre-development feasibility study / analysis of the potential returns of land investment through financial projections and market research.
  • Lead in master planning, architecture, landscape, Graphic and ID design direction, concept and selection of material finishes supporting overall concept set by top management.
  • Reviews project proposal or plan to define time frame, funding limitations, procedures for accomplishing project, staffing requirements plus allotment of available resources to various phases of project.
  • Establishes work plan staffing for each phase of project and additionally arranges for recruitment or assignment of project personnel.
  • Ensures projects team working towards achieving company and project objectives and lead team of Professionals through the entire development process.
  • Confers with project staff to outline work plan to assign duties, responsibilities, and also scope of authority
  • Directs as well as coordinates activities of project personnel to make sure project progresses on schedule within prescribed budget.
  • Reviews status reports prepared by project personnel modifies schedules or plans as required.
  • Prepares project reports for senior management or/and others.
  • Confers with project personnel to provide technical advice to resolve problems
  • Coordinates project activities with activities of government regulatory or other governmental agencies and negotiating with all appropriate stakeholders to ensure project achieve necessary approvals.
  • Negotiates contracts and settling disputes in accordance with organisation requirements.
  • Develops strong working relationships with government agencies, community groups, and other development partners, in order to expand development capacity.
  • Liaise with various parties on issue pertaining to property development. Deal with government officials, landowners, property owners, potential buyers, consultants, contractors, suppliers, other developers, bank officers, lawyers etc.
  • Provide support in areas including reporting & disclosure, risk identification and management, policies & procedures, employee management, product & strategic objective plans and implementation plans.
  • Working with sales and marketing team to formulate strategies to achieve sales targets.
  • Monitor, supervise, guide and train project and design team with the aim of higher efficiency, creativity, timely and quality for market positioning and branding
  • Manages project managers to ensure successful completion and coordination of all efforts.
  • In certain circumstances, the Project Director will be responsible for managing special studies, initiatives or due diligence assignments.

Requirements:
  • Candidates must possess at least a Bachelor Degree in Architecture or Degree in Construction Engineering /Civil /Project Management or equivalent from a reputable local or overseas university. Add advantage is you have a MBA.
  • More than 10 years of working experience in (Project Management or related filed) the direct management of large, complex commercial building (shopping centers), residential or hospitality development projects. Preference to candidates with major developers or/and main contractor experience or Architect Consultants.
  • Proficient in planning, budgeting, monitoring, project implementation and project scope.
  • Experience with ground up new construction preferred.
  • Knowledge of Malaysia construction and real estate-related regulations and statutory requirements.
  • Hands-on experience in Malaysia projects is important.
  • Able to read and implement architecture design.
  • Proven ability to lead, negotiate and presents ideas.
  • Experience managing contractual disputes.
  • Fluent in English with other local languages and able to communicate with people with all levels, self motivated, aggressive with a positive working attitude.
  • Has a good management and leadership skill, good problem solver with strong analytical skill and good interpersonal skill.
