The ideal candidate must be a qualified professional senior accountant with an excellent academic record, with strong financial/accounting technical skills and must have industry experience (with tremendous experience and knowledge working in the large or medium retailing group, property development / real estate, property investment and property management (management of commercial properties (shopping malls) companies/sectors.

Major Responsibilities & Primary Duties
  • The primary responsibilities of this position are to lead, manage and direct all aspects of financial management and reporting of the organization.
  • Reporting directly to the MD / CEO and/or other Senior Executives to oversee, provide leadership, professional expertise and perform a wide range of core financial duties, responsibilities and management of the property development and/or property management division’s management reporting, financial planning and budgetary control, funding, financial accounting, financial reporting, budgeting, forecasting, treasury, internal control, policy development, financial related legal works, cost control, tax structuring, entity reduction, etc.
  • Oversee and participate in feasibility studies and due diligence on potential investment and development projects, acquisition of new land bank, organisation budget, determining cost effectiveness of respective development projects and its execution, to advise on the investment impact to the group cash and profit position.
  • Plan and execute risk management as a practice of creating economic value by using financial instruments to manage risk exposure, particularly credit risk and market risk (property development projects).
  • Responsible to source for project funding, evaluate and apply for financing and loan instruments.
  • Work with senior teams to grow the businesses formulating strategies, analysis and action plans and responsible for all financial aspects of the property development and/or property management division’s strategy and is expected to analyse figures and implement recommendations based on these findings with the most profitable outcomes.
  • Review and improvement of all financial reporting systems to ensure a high level of internal control and compliance with the relevant Malaysian Financial Reporting Standards.
  • Develop and maintain good relationships with the banks, audit firm and regulators.
  • Contribute fully to the development of company strategy across all areas of the business, challenging assumptions and decision-making as appropriate and providing financial analysis and guidance on all activities, plans, targets and business drivers.
  • Advise top management on financial strategy and its impact on the business divisions’ objectives.
  • Advice on the realistic given the current and projected financial situation.
  • Assist top management in sourcing prospects for future income by analysing financial trends and any gaps in the market or potential opportunities.
  • Ensure that the business division’s financial systems are robust, compliant and support current activities and future growth.
  • Overall control of all financial transactions and accountancy matters, including audit systems and presentation of annual accounts with recommendations.
  • Review of accounts and investigation of variances then setting recovery plans.
  • Oversee cash flow projections of the Company to control payment and collection schedule for individual property development project to achieve efficiency in cash management system.
  • Ensuring that the regulatory requirements of all statutory bodies are met.
  • Coordinate and lead the annual audit process, liaise with external auditors and assess any changes necessary.
  • Update and implement all necessary business policies and accounting practices; improve the finance department’s overall policy and procedure manual.
  • Provide direction and leadership to the whole business division’s finance and accounting department, as well as other departments under his/her responsibilities.
  • Recruitment, motivation, selection, training and promotion of financial and other related staffs.
  • Establish a high level of credibility and manage strong working relationships with external parties including customers and advisors.
  • To undertake any and all other duties and responsibilities as so instructed by the Superior.
Qualification & Requirements
  • Finance Degree and/or Professional accounting qualification: ACCA or others related professional qualifications. Those with Master Degree will have added advantage.
  • Member of MIA with 10+ years PQE.
  • Minimum 5 years working experience with at least 3 years related experience in medium to large retailing business companies, property development or property management (shopping malls) companies.
  • Experienced in liaising with bankers on funding requirements and shopping malls' accounting.
  • Strong understanding of latest accounting standard and updates.
  • Technical experience in accounting and taxation principals.
